Since a 6-unit building appreciates from its net income stream, and not comparable market sales (like 1-4 units do), I don't see how you can fault this transaction.

Try to get and keep some momentum going so that you are diversified across a few projects/properties to reduce your risk.A lot of people on BP dislike borrowing from family, but if you know people who are at the start of retirement, it can be a win-win for them to pull out some of their retirement savings and loan it to you to get a steady income stream back.

In no way would I ever try to take advantage of a seller in that way, but when we first met at the property and she began telling me her story, she became choked up and tears streamed down her face because she had no idea how she was ever going to get out from under the weight of that property.
