I do know of a shop where more than a few Keller Williams agents migrate to on a regular basis in the Tampa Bay area...It is true that they all come with pluses and minuses. 

Hood and many folks from Hood are migrating to Lampasas vs living in Killeen or Cove.  

I migrated to larger apartments and our syndicate team continues to find value in other Texas markets, specifically liking north Dallas.  

Some cold belt states you have dying areas as net migration is moving away and those who stay tend to be older and die off reducing population levels.There are still some strong suburban to urban core cold belt state areas that are growing and doing well.

I plan to start with flips and wholesale then migrate to buy and hold.

There is quite a bit of migration of blue collar families to the area and the employment outlook looks quite good.

I believe the main change will be that people will migrate to the areas where they can afford to buy.

I would also start googling the local papers in that area to see what they are saying, is new school being built, is there a notable migration of people into or out of the area.
