I like to use data, coming from an engineering background, and I see the data and trends over history, this can be used as a guide only to help with investment decisions (it’s not a guarantee but another tool to use).

But I've also had something going on in my personal life that have brought me down a couple of days after Christmas... and That's also when I basically made a decision of cutting down my usual social events and fully focus on RE for now.

Nothing can beat other people's real-life knowledge.The longer you invest in real estate, the more you realize you must be decisive.

Emotional Purchases: Base your decisions on facts, not just emotions.

These rules are also very complicated.Finally and most importantly: don't make business decisions based on taxes.

On the other hand, BRRRRs will cash flow slightly.I personally think that the farm purchase is more of an emotional decision for me and I am leaning towards not going forward so I can invest in BRRRRs which helps me achieve my goals more quickly. 

Our decision on this matter is final and we will not issue responses to duplicative requests. 

As a lender, that is a much safer business decision than offering you a 5% interest rate mortgage, with zero equity.
