Especially when it happens rapidly.

Home prices remaining elevated despite rapid interest rate spikes is a very good indicator for how out of balance the market currently is.

I'm looking at purchasing a small retail/office space between Lansing and Grand Rapids, Michigan.  

Plant a seed in their head about all the things that might go wrong if the husband is buying the house, with his wife as the tenant, while they are going through a messy divorce, and a protection agreement prevents him from being near her. 

I feel like we're headed into a recession. 

I do wonder if I leads to more inventory though, I have for instance another client that this 2.5% might be the difference in deciding to list or not, for sellers without a lot of equity that 2.5% can be the difference between writing and check or not, which in addition to some people not having the money to cut a check is also a huge psychological barrier, there are probably even some people on the margins who have in thier head they will only sell if they can net 100k in profit or some random number like that.

Too many factors go into determining someone's rate, and what you find online will likely just tell you what direction people THINK rates are headed, and national averages. 

But you hit the nail on the head, sometimes it just isn't worth fixing.
