If it won't alter the rent to replace the flooring I advise you not replace the flooring.If you do replace flooring I would avoid laminate though on a rental, it looks nice for about 5 minutes then a tenant puts a giant gouge in it or the kitchen sink leaks and it buckles and it looks like hell.

So basically,  its a giant loophole to move ANYBODY in with zero opportunity for credit/background screening.If it is officially a home with ADU OP should be able to end the tenancy (if MtM with proper notice,  if Lease at end of term) under seattle just cause rules.

@Anthony RossettiReal estate investing is one 'giant' investing term and could be broken down.There are different investment types - Single family homes, multi family homes, mobile home parks, land, commercial, etcThere are different markets - east, west, south, northwest, etcThere are also different ways to invest - buy a property yourself, use a property management company, use a turnkey company, use a syndicator, etcI would listen to a couple of the real estate podcasts - Main and rookie are in my opinion the good ones.You can also ready a couple of real estate investing books.I would try to define how you want to invest as you research more into real estate investing.
