Only two reasons; either the future return is going to be lower than 15% or the money can be moved to another asset class that is going to do better than 15% in the future.Hedge funds selling real estate is no different than the stock market; if everyone sells, then the market crashes so “everyone” selling is a function of lots of hedge funds deciding to sell all their houses at once and selling fast so they’re done before everyone else sells and kills the market.

Your questions have their basis in C-Corp taxation, which functions the exact opposite of an S-Corp in almost every significant way.The main difference is that a C-Corp pays taxes on its profits, whether they are distributed or not.
