In a market that is coming back, where there's still plenty of low hanging fruit if you know where to look, it is not at all in my best interest to point you to the honey hole because that means there's less for me. 

I used the deal machine app & found out that the owner is an absentee owner.

The REIT's and large deal sponsors have quite the large machine in place. 

I know some guys who will really give you everything you need to create a wholesaling machine in your market. 

I run an ozone machine every time I am there.I thought I got it, painted the walls, installed new floor and baseboards.

No one is going to serve up an amazing deal on paper just so you grab the low hanging fruit. 

Like others, we show the tenants where the water shut offs are, and strongly suggest they don't run appliances like the dishwasher or washing machine when they leave for the day.

But the only real low hanging fruit besides paint, lighting and wall fixtures is the sink, I hate those "cultured marble" ones.

the post-dating part is unnecessary. you could leave the date part blank and your bank would cash it. you could write "when hell freezes over" in the date part... no difference. checks are read by machine and posted to your account. when a human has to read it, then the date is overlooked.i for one would not hand someone a half signed check, either. toooooo easy to forge.why not use escrow?
