I want help with some perspective on how this partnership would best work please.  

I'm not an expert on the law but have been a part of the development of the short term housing ordinance in LA (from the perspective of someone who shares their home). 

@Caroline Hires Just a thought, from an online marketing perspective, I googled "how to invest 100k" and didn't see any top-of-page advertisers - you might bid on that keyword (or similar), create a short landing page making the case for why investing in real estate with you is a good idea, and how to contact you to chat at the local Starbucks.

I like Dave Ramsey and Chris Brown (Biblical perspective and works for DR).

(Would have probably made more money buying a decent SFR.)I can't really comment on the value, but here are the things I would look for from a management perspective.

It makes perfect sense to me but I mean from a legal, etc perspective.  

@Jeffrey Evilsizor I am no expert in construction law in AZ, so don't know if there is some liability you will retain after the sale of the property, so you will want to check out this angle with a lawyer.From the insurance perspective, you are not incurring traditional GC risk if you are doing the work for yourself, on your own properties. 

They are still worth owning from a cash flow perspective, if that helps :)2.
