:Sounds like its time to change Property Management companies. 1-YES always request a BEFORE and AFTER photo or not authorization of payment. 2-Don't let them charge you extra for taking a freakin photo on a cell phone that costs nothing to do.3-Book a flight down there and make a surprise visit.

Personally, I have a Series LLC, with each cell having it's own bank account, ein, books, etc. but we roll everything from the cell up to the main Series LLC and file one tax return.

Also call on any expired Listings and FSBO's.....if you don;t have their phone number.....drive to their house and at a minimum simply drop off your card in their mailbox with a BRIEF handwritten note mentioning how your brokerage has had great success helping expired listings sell faster and for more money and leave your CELL number and an email address.

Some LLs like to get a Google voice number that they have forward to their cell phone and then set it to not ring during off hours, or second business cell phone they turn off after hours.
