Yep, in good ol' rent controlled areas of CA you need to set aside 20% of the rent for regular renters and 50% if they are elderly or disabled...to rebate back to them to get them to leave.

Hey guys, my elderly father sold his home in Phx,Az pre covid, since then hes been looking for a home to purchase cash with no success, hes basically looking for a 1000sqf +, 2br +,  lot 8000sqf +(not firm on lot size) in move in condition ,  Phx or surrounding areas for-$250k cash, yes in this market now its like trying to find a unicorn lol but id thought id post here to get some insight or information.We have access to MLS listings here in Az but only homes we found close or at that price range where in the south side of Phx and run down.
