I believe that leverage is important early on to grow your portfolio at an accelerated pace, but becomes less important and can even be detrimental later on when you've already built out your portfolio and start to value capital preservation over capital growth.

But these are almost always going to come with their own challenges and a lot of times the juice isn’t worth the squeeze, so to speak.I self manage my small rental portfolio which helps make the #s work and I think this is a good thing to do while starting out to really learn the business, but I’m getting to a point where I know I could manage some more units, but I would much rather focus on the parts of real estate that I’m passionate about - mainly finding deals and executing on the rehab/value add components.

. # of years)your investment criteria - the returns and conditions you would you accept for the dealpartner vetting questions/criteria - sounds fancier than it is, but this is a list of questions you decide are the must-haves that you'll ask a potential partner you'll be investing with. if they knock them out of the park, you can feel good about the "who" component of your investment choicesi could keep going, but I think that folks tend to get into bad deals when they seek the killer returns of real estate but think that they'll get them at an acceptable risk-level without investment in education on the front-end of the deal. great outcomes require some level of effort up front. well worth it, in my opinion. good luck on the planning!

The money you are paying is a minimal component that has to be approved by the brokerage first.The bigger return to this agent is landing listings leads from you for properties where the seller wants to sell from your leads but they will not sell at a price to wholesale and want close to retail.
