All 3 top cities for buy n hold return this century are Ca cities.  

Where ever I end up, I will be taking the real estate class, Century 21 has one here for 250 locally.

One more thought, a lot of the construction there is from the first half of the 20th century, budget for fairly high cap ex & repairs/maintenance when running your numbers.   

All it takes is the end of a half century long demographic and monetary regime.
