Everyone has their platforms that they love and swear by.

With so many resources available, 100% financing programs, down payment assistance programs, urban development programs, places where sellers are begging you to buy their homes, and platforms like this for free training and guidance why do so many people who want to get in REI fail to actually get their first home under contract. 

The Midwest and Southeast would be your best bet but under $100,000 is pretty challenging to find these days unless you go to really bad parts of town, which I would recommend avoiding unless you're a specialist. 

BiggerPockets is a valuable platform for learning about real estate investing, networking, and gaining insights.

@Florencio Nayve Huntsville (Madison county) is your best bet in my opinion.

As with any platform, users need to filter through the information critically.

I think the best bet is to always use two reasons for rejecting an applicant (bad credit and a mediocre rental reference) unless truly egregious (i.e. a murder felony).

I would just search up @Buildyourhideaway on any social media platform. 

Your best bet is to build relationships well before asking about investing.

The only drawback I found so far is that many of the numbers are on the do not call list, but that's not a problem with the platform.
