Ground leases a lot of tenants won't do it as much as regular STNL NNN.If you have really strong location a tenant might bend their rules to get it.I do buy these investments for myself as a sponsor but I DO NOT offer these services to others.Example someone buys a 5 million value add property I can make 100k plus commission as a broker so even getting no part of the deal I am okay with it.

I'm willing to bend on a couple of the rules so don't let that discourage you.

Lets say you're living in a house for two years and some horrible neighbor moves in (from sloppy, to registered sex offender or any other type of bad neighbor you might detest) or they build a race track near your house or any other crazy unforeseeable thing - you would now have to prepare to bend over unless you want to deal with living live there another three years.The third place I sold closed on 7/31/17.

It's not as if you can get a high appraisal and they bend federal loan guidelines for you. 

Metal posts (the chain link type.Why not just tell them they have to pull a chain link fence (to code max height) and not have to replace the wood every so many years.The prickly top type will limit kids from jumping the fence and bending the horizontal bars.They want to fence off the lake view (???)

And they’ll show it to you on a moments notice and bend over backwards to sell it to you so they’ll get full commission.  

*Always screen your tenants and don't do them any favors by bending your requirements
