It's possible that the owner has submitted a Change of Address form with the post office so their mail will automatically be forwarded, and you will then be notified by the post office what their new mailing address is. 

The inspection contingency automatically expires after a certain period, which is very different from typical CA practice.

Your problem is your application tool has everything all built into it so applicants must pay a credit check/background check fee regardless when there might be something obvious to you that automatically disqualifies them.

Usually you have so many days, then either: 1) The contingency automatically is removed if you don't invoke it, or 2) the contingency remains in effect until removed, or the contract canceled by the seller after a certain time.

@Chris Gilbert, in Texas if your sponsoring broker has his license revoked all agents licenses are temporarily suspended and contracts are automatically voided.
