Lastly, I would imagine that with all of the small business ownership involved, there's probably a local bank that already has a UCC filed and is unlikely to play ball with a private lender who's trying to realize their collateral.

So if you buy a 2nd position foreclosure you are responsible for the first positionWhere dates come into play a lot is liens - if the liens were filed and recorded before a mortgage they are in priority.

So from funding balt city row houses to loudoun county :)Yeah it’s funny even on a personal level I lived in D.C. last year and the crime while I was never a victim there were probably at least a half dozen shootings within a few blocks a my apartment (which was literally across from where the nats play, a good part of town) and literally so many car jackings I lost count, eventually at the end of the year I was like I’m not paying 3k a month to have constant shootings next door, I’ve ended up for a variety of reasons spending at town of time on the eastern shore, and I kind of realized this is walkable & safe & affordable, I kind of think small towns are the future.

@Marc Shin "when the cat's away, the mice will play"Appropriate saying in regards to remote rehabs.As soon as most contractors figure out they aren't being properly managed because you aren't able to go to the jobsite regularly:1) They will take a long time to get things done2) Quality will suffer3) Highly likely to over-charge4) Highly likely to "create" more work for themselves5) Greater chance of billing you for work not done and materials they use on other jobsCan be done if you know what you're doing & have resources to check on them.Many are posting to ask an agent for contractors, but a PMC is usually a better choice.

This leaves a lot of room for you to convince the employer that YOU are the right candidate and will learn the software quickly once hired.I suggest playing up your experience with other accounting or prop mgmt software if you have it.
