The City is ridiculous about HVAC permits so most companies don't want to get licensed in Wilmington, which means there is much greater demand for HVAC people than there is supply of them which pushes the average cost much higher because they can simply tell you to to take a hike because there's 10 more people willing to pay them what they want.

I don't think it would really help since NYC is pretty much ALWAYS a hot market.If a Seller is REALLY interested in moving forward, then I send off a deal sheet to the listing Agent and tell them if my Attorney doesn't get a Contract sent to him within a short period of time, I am more likely to to go into Contract with another deal.I have to say that the last deal was the funniest.
