It may transition to partial WFH, but proximity is still important -- in other words, I don't see a mass exodus on the horizon, losses will be gradual over time and most likely beset by or eclipsed by the young folk who enjoy city life and want to live the city life.Regarding severity of covid, well, this isn't the place for a discussion on it.

I've found that those people have gradually figured out they're better off defaulting on their electricity, cable, or gas bill, or eat out a few times less a month.If your mortgage payment is an issue, I'd recommend you hold a few grand extra in your account just in case, but also, remember that they have to allow you 15 extra days by law.

This also shows the danger of "being nice" and not raising rents annually in line with market changes, that can lead to situations like this where its a rent shock all at once that leaves everyone upset (if you would have raised gradually over the past years, it wouldn't even be an issue)

I figured I would gradually turn my properties over to a property manager, and see how that went... it was fantastic... a professional property manager spends much of their time reviewing applications / interviewing / background checking / collecting rent... they simply apply much more time/experience on the tenant "front end" than I wanted to personally apply.
