Christian - You may be able to negotiate a little site investigation before you actually purchase the property.

Yes, this is definitely not a Statewide question, but one you need to investigate at the local level. 

This puts the property manager (and/or his Broker) on notice that an investigation may start digging into their business practices.

One  thing you probably need to investigate is financing?   

Your own agent might discover or suggest that something like that should be investigated, but I don't think they would be negligent if they did not.

The deception ensures return of your deposit etc.I might go to the tenant, investigate finances and say they just got a get out of jail free card.

My client mentioned the Canadian-based dealer, but something he said about it doesn't jive with what the CPA told me, so need to investigate further, as I said.
