If i can get an address I will run some numbers and let you know.Rehab, for that ARV in that area with that size of home could be upwards of $150k, but i cant double check your numbers without an address to get a good comp.Do you have pictures of the exterior to know what the elevation looks like.

@Garrett M. agreed noble pursuits no double and the fantasy of real estate investors all over the nation.. but you will never get there listening or investing in Ghetto dogs.it is a wonderful sentiment real estate has created that folks feel there is somehow some way they can just be free of it all if they just buy rentals..

IF you can, however, you'd most likely be volunteering for double taxation (assuming the account consists entirely of pre-tax funds): you'd pay the loan back with after-tax funds (tax #1) and then when you withdraw in retirement, you'd pay taxes again (tax #2).

My bet is not necessarily that the listing agent has another offer for a higher price, but that he or she has another offer from his or her own client, thus a chance to get double the commission.

It might only take one of those things to potentially wipe out your CoC Return, periodically.If you're concerned about the neighborhood, I'm guessing your property Insurance will likely be double, and your ongoing repairs and maintenance will be significantly higher than 2% of rent, too.People can make money with these parameters - but the local market values are low for a reason.Others may have comments about that specific area.

Are you sure you signed an "assignment of contract" agreement, or did you sign a "purchase agreement" with the wholesaler (he would be double closing).
