I myself live in a 70+-year old house, and I never have refrigerators randomly leaking water, or dishwasher door suddenly stopping to close, unless I mess up.The only way for me to ascertain that this is "normal" is by asking around other landlords' experiences, especially those who are in similar situations to mine.

If a tenant asks for a dishwasher and it is on your improvement list, negotiate a rent increase and install one, but don't do it proactively or you are just giving a gift.

I know just about everything that has been done to the house, every quirk it has, all the appliances in the house were bought from the appliance company i used to work st so i can reduce price on repairs on appliances since i literally built the fridge, dishwasher, washer and dryer.

I like the stability of non-student rentals, plus students are often living on their own for the first time and that can create more problems (eg dish soap in dishwasher).Take your time to look at places.

You could use vinyl tubing to allow the condensate to drain into the p-trap, similar to a dishwasher connection (obviously this would require some drywall work unless the HVAC closet shares a wall with kitchen/bath).
