I rarely send contracts without seeing the property but I have done so.When you are new it is a good idea to visit every lead and negotiate belly to belly with the seller.

While the others ring a bell, I can't recall, it's been awhile since I was reading such materials and taught.I can't help you with True Stories as I never read any, to busy doing my own thing to read about fluff stuff.

@Michael Ramos  well everyone who posted above is basically new to the business  ( sorry Grant and Tom and Ali)But this is how TURN KEY was done 99% of the time prior to 08  its was all BRRRwhen this BRRR came up as some new concept I just have to belly laugh..

Even if you manage to jump through all the hoops, it's really too much squeeze for not enough juice.
