I would love to achieve financial independence (who wouldn't?)

The S-Corp benefits may not ever be achieved in what will presumably be a short term entity. 

There are a bunch of ways to achieve financial independence over the long term via real estate.

Those deals are out there, but if the 2% is most important thing for you to achieve then you have to go where the deal is in the state.

I have buy n hold from just a few years ago (in San Diego but OC would have similar returns) where I have made in excess of 5 times my investment and have pulled out my initial investment leveraging the money for additional profit therefore achieving far in excess of 5 times my investment. 

If that's the case then it comes complete sense why a lender would want to achieve that threshold.
