Personally I like to open up floor plans, fluff up the kitchens and baths with nice tile (showers, backsplashes), granite, stainless appliances and other touches people notice (bathroom niches, wine racks, soft close cabinets).

We follow the motto that I'm sure you've all heard before, "under promise, over deliver".We are actually leasing it out as;-$645/bedroom x 3-$745/master bedroom plus an additional flat -plus $45 utility fee per roomIt was a very nerve racking and big step for us and I hope that this will help some other's out there!

The NAV for my portfolio took a huge hit, but I rode it out, and it ended very well in the end, but it was a nerve racking period.What I would suggest, and what I'm starting to do more of, is to do a stress test of your current deals and portfolio.

Paying taxes could be cheaper than not paying them and racking up fines/penalties/interest etc; maybe it has to do with their overall tax strategy; maybe it's on auto pay; maybe someone else is paying and doesn't realize the actual condition of the property; maybe the person has a strong moral compass and feels it's the right thing to do...But if you trying to find contact info... the tax bill gets sent somewhere to someone and it's obviously a good address if they keep paying it.

I was told renters tear property up, it is best to use hard wooden floors for living/hall ways but I don't know about the kitchen.
