Austin is a screaming hot market.

Gulf Shores Alabama gets 6+ million visitors a year and an incredible 92% of those tourists drive there...because the nearest airport is an hour away.The small airport in Gulf Shores is building a new control tower, which will completed in July and open in September.

To me, that screams BRRRR.

Orlando visitors who bring their families prefer single family homes or townhouses with the private pool.

How about the dreaded apartments without visitor parking or limited residence spaces.Now in my home I can park 4 cars in my driveway, and there are no more chain-smokers.

I have worked with a lot of house hackers, and generally speaking using FHA financing and getting a screaming deal don't normally align.

I don't deal with the people screaming at me or trying to negotiate down the penalties/interest (I am a softie when it comes to that stuff). 

What's your take on how to handle a situation where a tenant has a guest visitor who will be staying for a week and the visitor has a dog she wants to bring along during her stay.
