All new plumbing sink and faucetsElectricalThere are 2 old 60 amp services that need to be completely upgraded to a 200 amp service.

I plan on making upgrades to a 3 bedroom, 1 full bathroom, 1 half bathroom home and I was wondering what are the best upgrades to perform in order to increase the value of the home.

I notice your repairs aren't broken down by category, so I'm curious to know how you came up with an estimated budget of $70k. 

The property itself isn't in bad shape, but it hasn't been upgraded.

My grandparents were first generation Americans who were just starting their lives as young adults when the Depression hit - my grandfather spoke broken English and better Italian than English, and had a 5th grade education.

We have sunk tens of thousands of dollars into upgrades and repairs to make the properties nicer.

The house that i am looking into buying is in centerpoint alabama and purchase price at $100k.The major concern that i am having are:The roof is at end of life.floor joist needs to be install due to flooring bad deflectionThere are broken cement at the patio / deckPossible water leak to the basement walls.i just don’t want to be the person who ends up with the expenses the previous owner should be taking care of.Can you give an advice on how to deal with this property?

Just remember, if you plan to grow your portfolio you'll eventually need to upgrade to something else.
