. :) Most common & cost effective way to kill the deal without exposing yourself to liability (I am not a lawyer, check with a lawyer, etc), is just to play super duper unreasonable hardball right back.They counter that you are to fix the a/c with a contractor they pick, and want a $5k price reduction?

Unfortunately unreasonable fees have a tendency to grow as each complex says “well if xyz charges it I need to charge it ” this leads to an ever increasing cost to tenants. 

No one screws with the landlord’s nephew, and if the “landlord” has to say no to unreasonable requests it doesn’t negatively affect your relationship with your roommates. 

Any entrance upon or movement across the Roadway be any person whose rights arise under this Easement shall be conducted thereon such that it does not damage the Roadway or any improvements thereon, or unreasonably interfere with the rights of free use and enjoyment of the Roadway or any improvement located thereon by other persons whose rights arise under this Easement, or otherwise unreasonably increase the burden on the Roadway.Any person damaging the Roadway shall repair and/or replace any damages they may cause to the Roadway or any improvement thereon such that it meets the reasonable approval of the Parties.

The payment is linked to a contribution to the nonprofit by the seller, but the pathway is not hurdle-free.

That's a big hurdle to overcome.

Just perusing the web and past MLS listings, these rents seem a little high for the area, but not unreasonable.  

I guess what I am asking is, if I don't think now is a good time to be investing in MFR because prices are unreasonably high, what might trigger a pull-back to more attractive purchase prices?

Has anyone else ran into this hurdle?
