Around here, the 650 to 800 sqft apartments are popular, and the 900 sqft homes are rarely vacant so I think that may be a good target size while giving me the flexibility of not having the follow the trendy locations quite so closely.This gives me a ton of information to chase and truly appreciate all the feedback.Thanks!

This is my opinion and experience: if the market is hot or trendy, you may be too late to the party.

One trend I see with the TK providers I fund  is that they are keeping more and more of the houses instead of selling them. 

The trend is undoubtedly South and West and continues the trend identified by watching the progression of the "mean center of the population", which is somewhere in east Missouri at this point.

DTLA started to become a trendy place.
