In most states you cannot contract yourself out of a dangerous condition or negligence -- wasps are dangerous along with other pests and vermin.Rather than charging the tenants, I would suggest teaching them methods of prevention.

Although not about real estate but teaches you to concentrate on one thing at a time.

Lending is back in style and not only banks, but private money lenders are marketing their wares with a vengeance.

My guess would be that it would start a new loan, but I know that there are some loans that can convert over into a different style later on and you would want to ask your lender about that because there are probably a lot of various criteria for things like that depending on the financial institution. 

@Austin Latty read the 4 hour work week by Tim Ferris, in it he will teach you strategies to work less in your current job so you have more time for your own business.

Just to keep track.... so far we are 7 hours into me learning that they’ll teach me some awesome stuff, but later.

Sounds like one of those great teaching moments learned through financial hardship. 

A six block difference on the same street, same style of house was a 40K difference.
