There is still quite a dispairity between ROI for a rental unit but with supply dwindling and demand consistent single investment units are still good investments.Sorry this reply is six + months late :D

I sell them for $75 each and supply the hoses, vent lines, etc. and do the hook up.

Get them the $$(doing what U DO BEST), may not fit Your scenario right now, however my foot in the door of rehabbers was putting up a FLYER offering my services to GC's & Subs (& of course their Cash Strapped Customers) @ Lowe's, Home Depot, 84 Lumber & the other "local" building Supplies companies w/a stack of cards.

My husband has access to lots of building supplies to reduce the cost of rehabbing and has lots of friends that are plumbers, elect., drywallers, tapers, landscapers, and also concrete guys.

The demand for their produce vastly outweighs the supply, and people show up week after week just to spend time in such an amazing oasis.We're currently planning on getting a property with just under 2/3rds of an acre so we can expand our nursery business (we grow native plants and potted herbs) and get into growing organic herbs for local restaurants.

1 thing you can do is to go register at Home Depot as a Contractor, this will give you access to supplies so you have an idea....for labor call a contractor and ask what he charges...X's how long you figure the project should take...and there you go...go do it several times and you should be pretty close.
