Sure you can Rebecca, I use commercial on my portfolio all the time, lines, term notes, cross collateral/blanket loans, and substitution of collateral all the time.The commercial, PML, HML, world allows so much more freedom than our typical agency 1-4 fannie freddie DU/LP findings.

., but there really is no substitute for meeting brokers in person and talking through what you are looking for.  

I'm currently looking forward to an arbitration settlement this September and thinking of purchasing some turnkey properties in the mid-west and south east of the country to substitute my income and more than cover my expenses.  

For inspections, a great substitute would be Happy Inspector - a very thorough and customized inspection reporting software.

Education is key to getting off to a good start and there is no substitute for being educated and aware of all of the moving parts that go into a real estate transaction.
