You actually have to vacuum the carpet or it's going to get stained and smelly.

It is dated and stained but would have rented as is for the same amount but feel it adds long term value and the market won't always be as hot as it is now. 

There wasn't a white towel in the place that didn't have a massive amount of stains on them.

-She complained the new fridge was too small but that she was 'willing' to accept it(1.5 CU FT smaller)-Expected me to clean up her kitchen floor, where there were stains under the fridge, as well as paper/trash.

After it dried the stench was worse and the stains ,and rips, and tears are fully visible.

Not positive though but i have a tenant who I think is also smoking weed and i researched it and found that weed is a lot better than cigraettes when it comes to smell or stain left behind.

Everything else is evaluated for each house.I prefer no carpet in rentals, but if carpet is already there I don't replace it unless it is worn, stained, or an atrocious color.

Also the stain was supposed to be black cherry not burnt walnut.

The cost is high to work with hardwood floors.And one tenant with cat or dog pee left setting on the floor will give you big dark stains or stains that run the edges of the wood. 

Do your sellers have stubborn pet odors/ stains that won't come out?
