Good: Vacuum the carpets- get those sharp "v" marks into them instead of footprints everywhere.

Sounds like you are a sharp young man so your energy and drive will be welcome to an investor who has hit a ceiling.

SOMETIMES you can get a sharp title company to do it. 

In that case, I broom off (sharp shovels on rubber roofs is just asking for trouble, I think) the first 6 feet or so if the snowfall is more than 8 inches or so.I'm not sure who would do that for you if you wanted to hire it out.  

If the offices look sharp or can be made to look good for a small amount of money, that would be of greater value to me (and most tenants) than the outside appearance.
