Also look carefully for any area where the animal may have been kept during the day which may have flooring/trim that has been saturated in urine.  

Perhaps there's a major grow operation happening inside and the floors and walls are saturated with water and need of replacement or worse might be a meth lab.

However, my feeling is that market may get over saturated very quickly. 

If you're buying a short-term rental, you need to know that many markets are saturated, sales prices are inflated, the last two years have seen record income that probably won't last, etc.If you are careful and buy something that cash flows today, it will likely continue cash flowing for however long you hold it.

Many markets are hitting a saturation point and leisure travel demand is waning as disposable income disappears for may households.

With that being said, I don't know what your market is like... if it's saturated with multi-family properties, you may see a decrease in value with the decrease in demand with the higher interest rates. 

But how can I do that in a saturated neighborhood?

Now to play Devils Advocate if you are listing a property in an over-saturated Buyers market maybe going live on an odd day to you avoid the noise of too many listings coming on at once will get you noticed.
