If you come out ahead, and it saves you the mental / emotional strain there’s nothing wrong with pivoting to an area less at risk of flooding. 

Be prepared for long permit times, the area is growing and that puts strains on all areas of county offices.

I'm at the beginning of a 2 year lease with my tenant and don't want to strain the relationship but also can't afford/don't want to spend that much on an item like A/C.I didn't explicitly state in the ad or the lease that there would be A/C but when the tenant asked me about it during the showing, I said there is A/C but doesn't work well or something to that effect(maybe I said I never really use it, I honestly don't remember).So is it my responsibility to fix the A/C.

I did some research for about 2 weeks on a few places and thought this was best for me since I have a full-timejob with 12 hour rotating shifts.

Local appraisers who  are qualified are placed on a list and assignments are rotated through that list.Mortgage bankers or wholesalers who purchase loans from banks will usually have a list of qualified appraisers and the originators follow that list to sell to them.There is an "audit trail" for the method as well that the lender must be able to show, it can be by the date and time of the application with the order for services, so there is no selecting your buddy.This doesn't apply to commercial loans, but it also depends on how many qualified appraisers there are in a lending area, if you have 15 MAI qualified appraisers then rotation would be a good practice, if thee is only 1, there isn't much choice. :) 

I currently work rotating 12hr shifts at an oil refinery.

But I did manage to be able to quit my job to do this, and my cleanings take about 2 hours, and my wife and I rotate.

We appreciate all feedback on 1) What you do 2) How often you do it 3) Do you do it or hire it done by a pro (and why if you have a reason) 4) How you track it or document it 5) How do you rotate this through your properties so that all don't come due in one month.We appreciate any experienced thoughts on systems and management of this.Thank you all in advance!
