I'd take that role on projects as I built more and more relationships to be able to sponsor with proven operators.Would be the most ideal way to build wealth passively.

You could try your hand at one of the numerous online services that advertise this stuff but I've found it better to start the relationship early with an actual person as opposed to a faceless online service. 

Just imagine an eviction scenario; that's a ruined relationship for life.
