My inclination is that I'm probably overstating the necessary improvements to what I've been doing for years versus what an average home requires, and therefore out bidding myself.So my question is, using the uneven floors as a sample, as long as there are no structural issues, is this a turn-off for the average homeowner that I should be pricing in for correction or just refinish as is?

and narrow hardwood throughout the 114 yr old house which seems to be original. too many areas to patch in the bedrooms(would have to find this unique type of hardwood and a good amount of it)  so im originally planning to carpet bedrooms and attempt to refinish the hardwood in all other areas (pretty confident i can bring it back to life). im second guessing this plan though, in this area its not realistic to completely say no pets so i might as well plan on it. based on reading the many past posts, carpet is cause of all things evil/devil anywhere in a rental?

In 5 years one of my units went from 1350 to 1450 to 2850 to possibly 5500( unit is vacant and for sale, so this is by comps and agent opinions) this was done by first sprucing up the backyard, then painting and refinishing and finally a gut reno.
