If you feel guilty or the need to explain, take your shoe box of receipts to closing with you to show them you aren't netting the amount shown, as that is simply the sale proceeds, not the profit.....I mean if you really feel the guilt and the urge to explain yourself, otherwise smile and walk out like I do. :)

If you are an investor, certainly there's a certain mentality you have to adopt to be successful- I have come to realize, and it's a constant conscious process, that IF I DON'T FEEL GUILTY ABOUT MY OFFER, sometimes (not all the times) it probably isn't low enough. remember, you make money when you buy.

Onus on innocent parties – We expect landlords to follow the laws which they do (try running into a tenant atty in court), however, now landlords need to plead on behalf of non-paying tenants who can basically do nothing.

That includes anyone who misrepresents a pet as a service animal or an animal-in-training in public spaces or housing.If someone knowingly and willingly misrepresents themselves as an owner or trainer of a service animal they will be guilty of a Class C misdemeanor.

The COA was named and served in the HOA's foreclosure and filed an Answer, pleading it didn't know anything about the HOA's allegations but if the court granted the foreclosure the COA wanted any excess funds.

We are foreclosing on a guy who filed defensive pleadings that the loan was not a business loan and he intended this property to be his primary residence- which is the defense that we do not want to see for many reasons.
