Any structure ideas that would make more sense for me and the seller?

Sometimes it makes sense to have a back up plan for a DST. 

While I couldn't find a good contractor, I can definitely say which ones to avoid 😅 The contractors were the main reason that I had to stop investing.

Screw up an investment and you'll lose the money and the relationship.

They gave me decent terms on financing the rental and providing rehab funds but it did not make sense with me being so close to finished. 

Now, tenant 1 texted me asking when he was going to get the sec dep back.

This is a "new world" for me.

Older properties can be picked up for < 50% of ARV and go up in value in rapid ways with urban renewal efforts … I’ve seen this happen time and time again and so it’s worth saying, diversification is ideal.
