In all likelihood, no.What you propose - marketing a property that you don't own - is the very definition of practicing real estate, which requires a license.There's no way to get around the fact that by offering a seller's property for sale, you ARE representing that seller.Further, there are advertising laws pertaining to real estate.

Pinellas county has some tough laws pertaining to vacation rentals, I think you might have to actually live on the property to do airbnb, and Homeaway, but I'm not 100%.

Putting it simply, you sort of have two buildings with the 1031, the original building, and the boot building, each with it's own recapture and gain.So when you sell, you sell the accounts pertaining to the building, a total of six asset accounts.Now if you think this is confusing, wait till you doing a 1031 of one property into a second property, and some years later, 1031 the second property into a third.
