I hope you can agree with that.My experience shows, using the listing agent to buy that property will increase your chances of getting that property 10 fold in a sellers market.

I had my kids folding hundreds of yellow letters I made on my computer and stuffing them into envelopes.

Obviously a double bi-fold door closet will have less baseboard than a walk-in but use a 5 X 6 as your standard, so need 22 LF of baseboard in a closet. 48 + 22 = 70 LF.

If the business folds, finds another great location, etc. and they decide to leave or circumstances dictate they need to walk away...you won't be left out in the cold.

I've realized it's time to hire someone to handle our envelopes.For the person we hire, the letters will be folded, and the envelopes will already be addressed when I hand these items over to them.They'll just need to put the letters in the envelopes and stamp them.  

Last summer I did a full rehab on a low-cost condo unit that is serving as my primary residence but bought with the intent of being folded into my rental portfolio in the future.

Imagine being an aging mom with a pile of laundry to fold going online at night and finding an entire thread of dudes dedicated only to you.

I think that is incredible and inspiring - he must have felt in his heart that was the right thing to do and he'll certainly be blessed 10 fold down the line.
