Go to google and type in "real estate investment club near me"  There you will find Investors, rehabbers, Attorney's, Agents, Coaches, Wholesalers, Lenders etc......

Right now I'm just using loopnet to get a feel for the area but my plan is once I have a down payment to find an invest-friendly agent in the area who I can coach on the criteria I look for. 

I'm in Joe Fairless's coaching program.

The leads are real and the coaching is real.

Some gurus are pretty good (IMO Dave Lindahl, Strategic Real Estate Coach and Jeffrey Taylor fall into this category) but many are scams and they are all generally expensive.
