For example, todays PAR rates sit in the mid 7s for DSCR loans (30 year fixed) so here's what a scenario COULD look like (per duplex)Duplex appraises for $1,500,000Loan per property @ 65% LTV ($975,000 x 2) @ 7.5% = $6,817 monthly P & I (per property)$2,500 estimated taxes/insurance = $9,317 PITI$10,000 gross rent/$9,317 PITI = 1.07 DSCR (air tight, but acceptable)Since you only owe $1.5 you could also opt to take slightly lower LTV to still get some cash out but have more breathing room on a monthly cash flow basis.
