Off Market deals? Where can I find them?

Hello BP fellows,Does anyone knows what is the best source to find the off market deals ? MLS competition is impossible and I'm waiting with cash for several months and can't find a good deal because apparently people from all industries got into the RE business and they are overpaying on properties so it made the competition impossible. I will appreciate if you guys can share with me different ways to find off market deals that are not accessible to the main stream of investors. Thanks Liran

This is a common question. Have you read any books on the subject? BP has a book, "Finding and Funding Great Deals" or "Long Distance Real Estate Investing" that would give you some good ideas.Are you networking with other investors? Use the NETWORK tool at the top of this page to find other investors and investment groups in your area. Talk to other investors and learn how they are finding deals. Find some reliable wholesalers to help you find off-market opportunities. You can also use the search feature to look up "driving for dollars" or "finding off market deals" to get more ideas.

Hi @Liran AferganThey don't put "Off market" deals in any one place. Otherwise they would be "Market deals". So the key is finding the people who have property they aren't really thinking of selling yet, until you meet up and that seed gets planted. Also if they know what you do, when a piece of property pops up they come tell you that they just found one from their Neighbors, cousins, third uncle's friend they went to middle school with in 1962. So my suggestion is to go out and meet people, don't stay too long at any one place and be social.Good Luck!

My SEO sences were tingling.Off market deals? Pfft that is too easy. Forget offmarket deals I will do you one better.. try offmarket deals that find YOU, not you spending time money and energy to find them.How?Pray to the monkey gods (me)!This is my reality day in day out.Get a website, make it credible learn SEO (YES you CAN do it yourself without having to pay ANYONE... sadly.. me included).And to make money right the hell NOW... simply turn on PPC or facebook ads the second your website is credible.There is no magic to this. This is simple cause and effect!

@Liran AferganYou can connect with wholesalers or go the DIY route and use direct mail to target leads like preforeclosures, probates, tax liens, etc.Sometimes word of mouth can work as well as someone you know may know someone who is considering selling their property quickly and that too can be an opportunity to find an off-market deal.

@Jerryll NoordenOkay, you got me. I can and willing to make the time for it. But, what am I doing with this time ? I mean practically, where do I start ? What actions I should take? I don't know anything about SEO, I'm willing to learn but how am I gonna do it and where do I start ?I'm tired of all of these BS'ers from Facebook and YouTube that sending you a link to a webinar and just teasing you for an hour and a half, this is a complete waste of time. On the other hand I'm willing to do whatever it takes to get these off market good deals, but I do need a guidance on at least where to start.Hard work never scared me, so if you can guide me through on at least what do I need to do to initiate these leads generating process or any others suggestions you may have , that will be very helpful.
