I can understand how paying cash you could move really quickly, but how do you move quickly when you're using conventional financing?

I then get my work transfer, pack up the kids and have the movers all loaded up with a plan on showing up on June first to get the keys.

I've had tenants that called me at work to come pick them up because their car ran out of gas (uh, no, I'm not a taxi service), tenants that wanted me to help them move out (not a furniture mover either) and even had one fellow that had the stones to come ask me if he could run an extension cord to my house for electricity because his utilities had been shut off in January - this was about 3 hours after I'd personally delivered a notice of eviction to him.

I'm looking for a good MLO (mortgage loan originator/officer) in the Tacoma/S.Tacoma or surrounding area.Anybody know of/use one?

I am an investor based in Tacoma.  

There are cash flow opportunities here in the Seattle area (1% to 1.5% rule and rarely 2% rule) in Tacoma, Lakewood, Lacey, Tumwater, Olympia, Yelm, Arlington and Mt Vernon.

The key to the reia is to network and get with the movers and the shakers in your local reia.

When I asked about the cost the Marshalls indicated it was to pay the movers.  

One tenant from another property, we paid for his moving cost twice, because half of his stuff weren't packed on the day of his move, so we had to get the movers come back a second time, and offered to pay half of his security deposit as well, and added an extra $1000 incentive on top of all this if he can move by the end of February, instead of beginning of March.
