Lance although your intention to invest in notes rather than throw $$$ at a seminar makes sense, be sure to get a baseline education by enrolling in a few seminars and/or working with an experienced note investor.

Tax prep is your digression, having a little more complicated figure from this point forth I'd suggest a CPA or lessor known EA (Enrolled Agent who is certified federally as opposed to CPA which is state bound)4.

If you are fairly sure your passion for real estate is real, and your schooling is expensive, then I would finish this semester and next semester I would enroll in the cheapest school I could find and get the degree with the highest payout with the least amount of dept.

I stopped buying student rentals there because the college made more dorms ( even though there were reports that they would still count on outside student housing) it hasn't ended up that way, enrollment went down, not up as predicted, and the college went from mandating Freshman to on campus but to Freshman and Sophomores must stay at in campus housing, took a big hit on a lot of student rentals in town.
