I doubt a product made of sheet metal alone would be efficient enough to get up to that temperature. 

I think cutting expenses as mentioned would be a great way to efficiently save for a down payment on the house.

If that rate is enough to make deals go from good to bad, then put some energy into fixing it.

Now you know how much time, energy, money, and effort it takes to do it.

If your car engine  is 2% efficient... 

They know what they're doing and will work to get the problem handled as quickly and as efficiently as they can because frankly, if they don't collect rent they dont get paid and they dont want to toy around with that tenant just as much as you dont want to.

But it won't be pumping at the required rate to get enough volume of water upstairs before it loses its energy (heat).
