So either you witnessed it which means you should report the crime of theft of services or else you just guessed which is not so good.Anyway my point in all of that is all these complaints happen regardless of whether its a short term renter or an owner (by your own admission).

Unless you witnessed the argument/threat, I'd keep out of it and do my job, which is providing clean and safe housing (the physical-housing part--no tripping hazards, for example), not playing social worker or referee for college kids who likely were stoned/drunk during this 'argument'.

From the sound of things, there seemed to be multiple people within the property, or at least very least another woman and a man, whom I witnessed walk into the home within the first few moments of me arriving to the location.The contract of the sales agreement stated that I am not to approach the homeowners until the closing of the property.

And I have witnessed them sell 40 to 50 properties in a day Turnkey to the students. and they were all sold for cash .. that's 4 to 5 MILLION in one day in sales all cash.. so not all those folks that go to these things are going into debt and are patsies many are very well off and the 20 or 30k to go is just small dollars to them and they feel they get value.

I think that I just need to have my wits about me and make sure that I try to work with the contractor (who is also a property manager) to pare down expenses wherever possible and stick within the budget.

If the property to be insured is vacant land, and the owner intends to erect improvements thereon in the immediate future, the owner's policy may be written for the value or purchase price of the land and the improvements to be erected thereon; but, the following note must be inserted at the end of Schedule B of the policy:"Note: It is agreed between the Company and the insured that, in the event of a loss hereunder, the liability of the Company shall be limited to the present value of said land as now improved, but shall automatically increase by the amount expended for improvements placed thereon in good faith, and without actual notice of adverse claim, but in no event shall exceed the amount of this policy, to-wit, $_____ (here insert amount shown in the clause of the policy.)"
