Having one unit vacant or coming to a lease end date is a great way to attract more buyer to your listing.  

As for STR, I am about 20 minutes from the beach and it wouldn't have much attraction IMO as far as marketing it as a vacation or getaway or anything like that, especially because it is only about the size of a studio (its a garage conversion for the bedroom, and then an additional kitchenette area and bathroom behind it).

Especially in master planned communities which are quite attractive to investors. 

Photos are by far the most important aspect of attracting guests to your medium term rental.

I also am trying to hold to the policy of nice properties attract good tenants and that is also determined by a good screening process as well.

A lot of times people don't want to leave physical property though, if their heirs don't want to deal with it, or have to split it up, etc. so maybe spreading the cap gains out by using seller financing will be attractive.

A lot of people get attracted to buying near the theme parks, but you'll definitely get better appreciation more north, the high traffic usually deters people.

For example, in our market all of the MTRs turn to STRs over the summer because we have a lot of seasonal vacationers so traveling professionals really have a hard time finding anything from May-September.
