I have already lost multiple properties due to cash offers with today's "loss" upsetting as I offered 16k above ask, not trying to shell out too much initially on a property that needs a lot of work.

I would call her mortgage company and see if they are offering any special ones that could help reduce the rate to current levels without charging much, but call yourself as the program may not be available for just her if both of them were on the original loan, not sure how that works, and I know that would have upset my mother greatly so probably better if you research it first.

They all seemed pretty upset that we wouldn't just pay more and shut up, but they also came down over 7K from their "take it or leave it" price once our agent showed them the bank could still get their net with our offer.

Michael, I would think that would lead to all sorts of issues with tenants claiming missing items, upset that they are forced to have strangers in their homes once a month, not straightening for the cleaners to actually clean, etc... probably the only ones that wouldn't have an issue with it are the ones that already keep their place clean.

By the same token, I have never seen anyone get in trouble claiming more income and paying taxes on it to the IRS, they get upset if you make more and don't report it!
